I just want to thank you so much for your tireless effort on our behalf
in finding the perfect house for us and handling the myriad of details involved
in the purchase. Retiring in Italy was long a dream for my husband and myself,

Dear EPN,
This is a brief letter of thanks for all your work and help in turning
our dreams of a house in Tuscany into a reality. Throughout the process
EPN has been a model of helpfulness, responsiveness, friendliness and
professionalism. Having previously attempted (with mounting frustration)
to deal with other agents in Italian real estate, this praise is no overstatement.
As you will recall, when we first began the hunt for our Tuscan house
we were living in Hong Kong. For many people, this kind of geographical
and time zone difference would alone have been enough to render the project
impractical. However, thanks both to your excellent web-site and your
unfailing willingness to be available by phone and fax for our questions
and concerns, it is hard to imagine that things could have gone more smoothly.
We must also thank your for the time and effort you dedicated to us during
our house-hunting trip to Italy. We only had one week to spare and, not
speaking any Italian, an ambitious goal. Too many agents (and not just
in Italy!) seem to treat the customer as simply an impersonal sales target,
but not EPN. Instead, you demonstrated the utmost concern in making sure
we not only found what we were looking for but (possibly more importantly)
that we understood the pros, cons, and pitfalls of each property we looked
at along the way. The end result has been we now own a property exceeding
even our dreams. For personal attention and service EPN has no equal in
our experience.
Finally, we would like to add two points:
Much has been written and said about the bureaucratic and legislative
minefield surrounding property buying in Italy. While not doubting any
of the difficulties, thanks to EPN steering us through we never encountered
any of them.
Sadly, even more has been written about practices, reliability, and speed
of Italian builders. Again, while not doubting the veracity of the writers,
we can only say that the architect and building teams EPN recommended
to us and contracted for us have been nothing other than hard working,
thorough, skilled, and reliable. The restoration work has been to the
highest standard, on time and on budget. What more can one ask for? Perhaps
one day we shall have to write a book about it. Or do happy endings sell
well enough?

As regarding your service in Italy....well I found it exceptional. Anthony
really impressed me. What I liked most about him was the "No Pressure&
technique he employs in hisshowings. I realize that an agent is tempted
to apply some pressure to make sure that he doesn't feel that he is
wasting his time, ....but that is unfortunately short term thinking. It can
prompt a perspective buyer to look for other agents in the hope that
he(the buyer) finds an agent he is comfortable with. Had I felt
pressured to buy so quickly, I would not have stayed for two days. I
liked his honesty in answering my questionseven if the answer could
have jeopardized a sale.Feeling that you can trust an agent is of prime
importance for me. I felt very comfortable with him and if it is possible I
would prefer he showed me more houses this autumn. As to the rest of
the staff at EPN in Lisciano, ....they were very helpful and courteous.

Dear Alex,
We just got back to NY a few days ago and it's finally sinking in-- we're not
in Italy anymore. We had a wonderful trip and we loved Casona Smeraldo.
I am very impressed with the care and taste that the Sabatini have put into the
house and grounds. No complaints whatsoever. It's a splendid site. I thank
you for your care and concern in handling our rental and all our questions,
etc. We were also impressed with Anthony Dunkley and will be speaking to him
further. Thanks again for everything!
